Real Estate Sales for the First Quarter of 2012 Enjoyed a Significant Increase.

The number of properties sold in the Turks and Caicos increased by over 80 percent in the first quarter of 2012 over the same period in 2011.

This is according to a Market Analysis recently completed by Regency International Estates - The Exclusive Affiliates of Christies International Real Estate,  and figures from the Turks and Caicos Real Estate Association (TCREA). 

As can be seen from this market report, around $50 million of real estate has been sold in the first three months of 2012, almost three time that of the same period for 2011. Whilst significant by itself, the TCI has also seen the average sale price almost double for the same period.

We have also seen a significant increase in high value sales, with individual properties being acquired in the $6 million to $12.5 million range. Whilst many of these high value sales represent the private condo and villa sectors,  we have now seen tourist related development properties change hands.  This is extremely significant as this may result in new hotel projects for the Turks and caicos Islands,  possibly as soon as 2013.

The Real Estate market in the Turks and Caicos is like no other… so many factors contribute to the “Value” of our islands real estate, most of which are well outside of what many would ever consider when buying a property in their own hometown. In the beginning they are continually banging away on their calculators in a futile effort to compare a property they may have seen in the Bahamas, Florida, or even worse, back home.

Quality of life is not measured by the “Price per square foot” formula it doesn’t exactly translate to “value per square foot”.

On every showing, with every client, I share the same statement, and do the same exact thing. If you can imagine standing on a beautiful balcony, I direct their gaze through the palm trees and out onto the powder soft white sandy beach, and turquoise waters beyond the infinity pools and say:

“You know, you can buy four walls, marble tiled floors, and cascading bathroom fixtures anywhere in the world, but that,” (pointing to the ocean) “that you can’t get just buy anywhere”. 

This one-statement helps them put into perspective exactly what it is they are doing. It’s not just a new property they are looking at, but also a new lifestyle

Uniquely spectacular real estate in the Turks and Caicos Islands has once again played feature on the small screen, with R.A. Shaw-designed Emerald Cay showcasing as part of HGTV’s Million Dollar Rooms.

Ten years ago, real estate agents were selling million-dollar homes. Today they’re selling homes with million-dollar rooms.

The May 5 one-hour show featured 10 of the most expensive rooms in the world, including the three-story library of the $48.5 million dollar Emerald Cay estate located on the southwestern shore of Providenciales.

An all access pass into 10 of the most expensive rooms in the world, the show featured everything from a $5 million, two-story custom closet to a lavish home spa in Thailand. The show was promoted as “an exclusive look inside the most spectacular, one-of-a-kind designed rooms.”

The library, which is estimated to have cost around $4 million, is custom built, fully wood paneled room centering around a one of a kind helical staircase.

“The sophistication and structural integrity it is second to none,” explains Ron Shaw, owner of R.A. Shaw Designs, who designed the room said and managed the complete build of the project.

Shaw says the show’s highlight of the Emerald Cay library correctly displays the abilities and capabilities of design and construction in the TCI. “We can compete really well with the North American design market,” he said.

This is not the first time homes in the TCI have been featured on HGTV, the most popular home and garden channel in the United States. The popular “House Hunters International” show has featured home buyers searching for their dream homes in the TCI on several occasions over recent years.

International luxury real estate shoppers can now search by "Private Island" and "Villa" on christiesrealestate.com. This brings a new total of 11 property types and 16 lifestyle search options now available on the site. 

Believe it or not, we have found that one of the leading property searches in the Caribbean luxury real estate market is for "Private Islands", and with such amazing islands as Parrot Cay,Ambergris Cay,Dellis Cay,Pine Cay, and West Caicos, the Turks and Caicos has its fair share of private Islands and luxury Villas.

If you have been "labouring" under the impression that our economy is bad right now. Not so! the WSJournal points out that the super high-end real estate market, at least, is doing just fine, which is a relief.
