Momentum Continues

 

The Turks and Caicos continues to gain momentum through the Second Quarter of 2012, something that emerged in 2011, strengthening through Q1 of this year.

We have also seen several substantial sales of tourism/hotel related properties, lending itself to future new development for the TCI.

As Robert Greenwood, Broker and Owner of Regency International Estates, the exclusive affiliates of Christie's International Real Estate says, " We can see that there is significant movement in higher level properties, therefore an increase in confidence and a desire by significant investors to enter the TCI".

Along with new development, there has been significant movement toward the handful of projects that fell foul of the economic downturn, being revitalized and ultimately completed.

Robert also noted, " This is the perfect time for buyers to pull the trigger in the TCI, we are off the bottom and moving in the right direction, a major indicator for any investor. However, we are by no means at the top, with luxury properties offered at reduced prices. If you ever regretted not buying before, then this is the time !".

Christie’s International Real Estate welcomed six firms to its affiliate network at the close of 2011 and a further four in January 2012 for a total of ten new brokerages.

‘In this increasingly competitive environment, where reaching qualified buyers worldwide is paramount, leading independent brokerages appreciate the need to align with an international brand,’ said Jarvis Slade, head of the Americas, Christie’s International Real Estate.

‘After joining affiliates gain access to our proprietary marketing programs and services, our award winning magazine, and our global web platform. They best serve their important clients by promoting their listings in excess of US$1 million with elegance and effectiveness,’ he explained.

Regency International Estates in the Turks and Caicos joined the network in late 2011, for a total of 13 brokerages in the Caribbean. Led by Katherine Baryluk and Robert Greenwood, Regency International Estates will exclusively represent the Christie’s brand throughout the Turks and Caicos Islands including the island of Providenciales, which was ranked the best beach destination in the world in 2011 by Trip Advisor.

In Europe, Côte Ouest Immobilier in France’s Saint Jean de Luz is managed by Nicolas Descamps and specialises in high end real estate on the Basque coast and south of the Landes area. Descamps has worked in the luxury real estate market in Biarritz for seven years, before deciding to open his own agency.

In Africa, Kensington Finest Properties International, the exclusive affiliate of Christie’s International Real Estate in Mallorca, Spain, will now also represent the Christie’s brand in the Marrakech region of Morocco. The company will serve an elite global buying clientele, predominately from France, Germany, and the Middle East drawn to the city and its exotic international lifestyle and stunning location in the foothills of theAtlas Mountains.

Kentwood Real Estate, with a total of approximately 175 real estate professionals operating from three strategically located offices in Denver, Colorado, represents the luxury enclave of Cherry Creek, among others. ‘We are pleased to be affiliated with Christie’s International Real Estate,’ said Peter Niederman, chief executive officer of Kentwood Real Estate.

In January 2012 Randall Realtors acquired the Guilford based Page Taft Real Estate firm, which will retain its own identity locally. The merged companies will continue Page Taft’s affiliation with Christie's International Real Estate.

The Turks and Caicos Islands is barreling towards its on millionth visitor, who is expected to arrive between December 26 and 31, this according to Acting Director of Tourism Ralph Higgs, who was addressing a news conference on Thursday (December 15), at the Tourist Board Office in Providenciales.

The milestone visitor could arrive either by airplane or cruise ship at the Grand Turk Cruise Centre.

According to Higgs, this milestone – the first in the history of the Turks and Caicos Islands tourism demonstrate the country’s appeal to the international travelling public. Leading up to the event, Higgs said a series of activities will be held.

“This milestone proves that the Turks and Caicos Islands continue to be a preferred destination for many travellers. The week of activities will give us the opportunity to celebrate this special occasion with our 1,000,000th and 1,000,001st visitors, arriving on Grand Turk and Providenciales respectively,” he said.

According to Higgs, collaborative promotional and marketing campaigns by the Tourist Board, the Turks and Caicos Hotel & Tourism Association, TCI Airports Authority and Grand Turk Cruise Centre, have contributed to the spike in visitor arrivals.

According to him, the destination has seen a 17 percent jump in cruise and land based arrivals for the third quarter of 2011, when compared with the same period for 2010. He said third quarter arrivals totalled 204,084, with 78,711 land based arrivals and 125,373 cruise arrivals; in 2010, the destination welcomed 174,302 visitors.

In the meantime Stacy Cox from of the Windsong Resort and executive member of the Turks and Caicos Islands Hotel and Tourism Association said the week of activities will commence on December 26, with second annual staging of crowd-pulling cultural event – Maskanoo.  

“We are encouraging everyone attending Maskanoo to visit the Tourist Board’s booth to learn more about the ‘millionth visitor and counting.” celebrations. TCHTA would like to thank our hotel members who will be providing visitors with rum and fruit punch when they arrive at the Providenciales International Airport on December 27 until December 30. We would like to also thank Bambarra for providing rum cakes on these days as well, “Cox said.

On December 31, the country’s capital will be the first to celebrate as representatives from the Grand Turk Cruise Centre welcome the 1,000,000th visitor. John Young of the Grand Turk Cruise Centre who said 2011 has been a very active year for the Grand Turk Cruise Centre. 

“There have been some remarkable developments as it relates to cruise tourism in TCI, including the recently passed legislation which allows same day marriages for cruise ship passengers. We all hope that this new initiative will see us continue the growth and see more cruise passengers returning to enjoy the islands for longer stays,” Young said.
